Alta West is under construction at Howell Mill Road & 11th Street with 265 apartments and retail space. These residential units located above 10,000 sf of retail including 11 work-live units are scheduled for completion March 2003. An innovative and flexible concrete ‘Outinard’ cast-in-place construction is to be utilized. In keeping with the neighborhood’s industrial character, the floors, walls and ceilings separating the individual units will be concrete. This method of construction allows units to have high ceilings common to buildings indigenous to the Artery. Of the 265 units, 50 will be for incomes $45,000 and below, in keeping with the empowerment zone tax abatement. |

Atlanta Business Chronicle July 30-August 5,1999 : 1. Realty Development Corp., the development arm of Lane Co. wants to build 338 apartments on two tracts that total 5.4 acres at 821 Ralph McGill Blvd., site of a National Linen Service warehouse. 2. Eric B. Seugling, an architect representing landowner David Perdue, applied for rezoning to allow Perdue to build 47 condominiums on two tracts totaling 0.7 acres at 444 and 450 Marietta St. 3. Murphy's Dairy Partners LLC proposes to convert its one- and two-story industrial buildings at 1016 Howell Mill Road into a mixed-use development that includes loft housing and commercial space. The applications attest to the strength of Atlanta's intown housing market and the trend of urban infill, with builders identifying properties in developed areas that are ripe for residential units close to-or in the city. The trend is likely to continue, said national multifamily consultant Dale Henson, president of Atlanta-based Dale Henson Associates Inc. "I suspect this is just a continuation of a trend that will just keep going until the better-quality structures are used up," he said. "It's probably the most useful use of the buildings right now." ...... Down at Howell Mill Road and 11th Street, Murphy's Dairy Partners wants to turn a 2.9-acre tract into a mixed-use development, according to Planning Bureau records. The land, owned by Murphy's Dairy and Welcome Years Inc., currently holds one- and two-story industrial buildings. Murphy's proposes to renovate the buildings and incorporate them into a mixed-use development that will include 41 commercial spaces, loft housing and live-work spaces," according to Murphy's rezoning application. Murphy's did not include its specific plans in its rezoning application. Murphy's representative, architect Robert M. Cain, did not return calls by press time. In its application, Murphy's Dairy points to similar nearby developments to make its case for rezoning. "Several mixed-use developments are located in the district to the immediate east of [Murphy's Dairy properties] between Howell Mill Road and Northside Drive," Cain said in the application. Loft housing and mixed use developments also are located on the Marietta Street corridor to the south, extending from the downtown area to the west along West Marietta Street to Ashby Street. The plans of Murphy's Dairy, Realty Development and Seugling will be discussed by neighborhood groups and NPUs before proceeding to the Zoning Review Board. |
